250,000 SF industrial building on 54+ AC for sale
1200 Henry Street | Roanoke Rapids, NC 27870
The Sonrise Industrial Center is a 54.13 acre heavy industrial site located at the intersection of Henry Street and West 10th Street in Roanoke Rapids, NC. This property was formerly an integrated textile facilities which produced finished and greige goods from cotton and polyester. There are approximately 300,000 square feet of usable buildings on the site.
The site provides excellent transportation access and is less than 5 minutes from Interstate 95 via four-laned US Highway 158. A rail spur is in place at the site providing access to the CSX Transportation main line.
Industrial quality water, sewer and natural gas utilities are in place as well as diversified and redundant fiber access. Excess water and sewer capacities at the site exceed 3 MGD. The site is adjacent to a 165 Watt combined cycle electric generation facility. Electric service is provided by Dominion Energy.
The Halifax County Economic Development Commission, working with Halifax County Business Horizons, Inc., the City of Roanoke Rapids and the Upper Coastal Plain Council of Governments, is coordinating the effort to have the former WestPoint Stevens Site (Sonrise Industrial Site) accepted into the NC Brownfield program (accepted in 2016). This effort will provide the pathway to assess, safely clean up, and sustainably redevelop this heavy industrial site without liability to future owners. Funding from the Environmental Protection Agency (EPA) to the Upper Coastal Plain Council of Governments has support the completion of environmental assessments and testing required by NC Division of Environmental Quality. Our goal is to receive a “Ready for Reuse” designation for this site that will allow future commercial and industrial uses without concern of environmental liability.
